QC Solutions (www.qcsolutions.com) has evolved, since its founding in 1983, into a company that develops, manufactures and supports advanced epitaxial and ion implantation wafer monitoring and surface conditioning systems allowing its customers to perform non-destructive, real-time process monitoring. When its lease at 101 Billerica Avenue, Billerica recently came up for renewal Equitable Real Estate Solutions engaged the landlord in the negotiations. QC Solutions unique technology was taking off and the company was expanding rapidly. Despite the fact that the real estate market had changed dramatically in the six years since their lease was signed, the landlord was initially not prepared to make any rent or other concessions for its tenant, leaving the lease rate at $8.00 per square foot per annum on a "triple net" basis. Its offer also included a manner of expansion that forced QC Solutions to accept a larger suite than it initially required. To ensure appropriate negotiating leverage Equitable had also engaged two other landlords in discussion. QC required greatly expanded clean room space to accommodate its burgeoning backlog of orders. QC Solutions is now enjoying its new headquarters at 22 Linnell Circle in Billerica, MA. The facility offered very costly clean room and infrastructure including piped gasses accompanied by fully furnished and wired Class A office space. The rent achieved was $5.50 along with six months of free rent and two months of security deposit versus three at the old location. Aggressive expansion rights were negotiated and were executed within the first six months of its tenancy. Equitable Real Estate Solutions Project Management Group was engaged and its involvement allowed QC to shut down operations on Friday and be substantially operational the following Monday. All vendors including movers, IT and telecom providers were coordinated in-house thereby saving QC Solutions substantial and quantifiable money and time, allowing it to remain focused on its cutting edge technology.
