Imagelinx USA (www.imagelinx.co.uk) is a multinational graphic brand management and package services company with ten offices in seven countries. When it needed to evaluate its Boston area office needs, Equitable Real Estate Solutions was retained to assist. After a market study and assessment of its move costs, it was clear that the path of least resistance was staying put at its Wilmington location at 33 Upton Drive. Its landlord had rented 7,500 square feet to Imaglinx at the absolute top of the market at a $21 rent on a "gross" basis and was expecting the same number upon its impending renewal even though market conditions had radically changed. Equitable Real Estate Solutions guided the company through the creation of the criteria and its site search. After two requests for proposals were sent to the most appropriate sites in Wilmington at 300 Ballardvale Street and 21 Concord Road and negotiations begun, the existing landlord was engaged in renewal discussions. Not wanting to lose its "cash cow" the landlord initially offered only the rent currently being paid of $21. After a complex and arduous negotiation, Equitable achieved a rent of $10.30 per square foot per annum, less than half of Imagelinx then-current outlay. The company's security deposit was reduced from the equivalent of six months rent to four with a provision to "burn down" to three months one year after the new term began. Additionally, the company's obligation to restore the premises was reduced by about fifty percent saving it approximately $40,000 upon yield up in 2010.
