Atronix Incorporated (www.atronix.com) is a multinational, ISO 9001 Certified manufacturer of cable and wire harnesses. The company offers turn-key contract manufacturing services, electro-mechanical design, documentation, complete production and test. Atronix, although a mature company, was unsure of how much of its production would go to its plants overseas. This would evolve over the next few years and therefore necessitated flexibility on the amount of space Atronix would occupy. A short-term lease seemed to make the most sense but the real estate market was gaining strength. The firm's president wanted to lock in for a longer term taking advantage of historic low rents available at that time. Equitable Real Estate Solutions walked the decision makers through a process developing criteria. Extensive site inspections followed and requests for proposal were sent. After initial proposals were received and two rounds of negotiations were completed, the company's existing landlord was engaged in the discussion. After four rounds of negotiations the already below-market rent was lowered almost 10% and a hard fought for right to give back 35% of the space was won. Free rent was doubled to six months and the landlord was obligated to do extensive base building improvements it had not originally offered. By negotiating in the crucial "give back" the company met its seemingly opposing goals of inexpensive rent and manufacturing flexibility.
